Aggressive Marketing vs. Passive Marketing

Most agents and companies rely on Passive Marketing to sell a home. Passive Marketing includes such tactics as placing advertisements, putting a sign at the home, holding open houses, and virtual home tours. Unfortunately what many people may not realize is that less than 3% of homes sell using Passive Marketing.

JBS Real Estate is a firm believer in a marketing program designed to SELL HOMES! We use an Aggressive Marketing approach that successfully sells our listings. Marketing Proposal for Your Home

STRATEGY:
The buyer for your property is someone looking for a family size home in a nice neighborhood. Since most of the buyers will have their own brokers researching properties for them, our foremost focus will be on presenting your home to the brokerage community. Prospective buyers will also be doing much of their own research looking at ads in the local newspapers, on the Internet, and will also be communicating through email. Therefore, my advertising is designed to attract buyers to the home directly and to preview during our weekly open houses.

PROPERTY STATEMENT:
A property information statement will be created, using the illustration of the property and the floor plan displayed on the back (if available).

MAILING:
A custom mailing may be sent to the entire neighborhood of at least 1,000 homes on the hill and an exclusive list of owners and neighbors announcing the new listing.

FOR SALE SIGN:
Over 90% of property inquiries come from buyers who have seen the "For Sale" sign and are driving around the neighborhoods that interest them. A "For Sale" sign will be put up on the property immediately with an "Available Soon" rider until it is ready to be shown.

OPEN HOUSE:
We will have an Open House on selected Sundays from 2:00-4:00PM. Prospective buyers generally search the open house section of the newspapers and select homes in the areas they are interested in to view on Sundays. Also our open houses are heavily trafficked by the neighbors who either are just curious or are often looking for friends and family looking to move to the hill.

NEWSPAPERS:
The property will be featured in the Homes section distributed on Friday through Sunday. The advertisement will run in 10 or more of the local Bay Area newspapers.

INTERNET: Once your home is entered into the MLS it is automatically distributed to the real estate community and public through www.realtor.com.
